Data Centre Technical Due Diligence: What Investors Should Test Before Capital Is Committed

Testing the investment case, not confirming that documents exist.

Technical due diligence is not a checklist confirming that drawings, equipment and permits exist. Its purpose is to test whether the asset, site and delivery plan can support the investment case at the required capacity, resilience, programme, cost and operational standard. A technically feasible project can still be a poor investment when critical dependencies remain unproven.

Modular Data Centres

Lessons from Delivery, Commissioning & Operational Readiness

Modular delivery can compress programmes and reduce site dependency, but it does not remove project risk. It changes where that risk appears. This paper examines the interfaces, commissioning strategy and operational-readiness conditions that determine whether modular data-centre programmes deliver their intended advantage.

Infrastructure Decision Paper - In development

The Decision Before the Project

Why infrastructure failures often begin before design.

Major infrastructure programmes are often treated as delivery problems before the underlying decision has been tested. This paper will examine what governments, investors and owners should establish before design, procurement and capital commitment begin.

AI Infrastructure: Power Is Only the First Constraint

A systems view of the conditions that determine AI infrastructure readiness.

Power may be the most visible constraint on AI infrastructure, but it is rarely the only one. This paper will examine land, connectivity, water, planning, supply chain, resilience, capital, delivery capability and operations as one decision system.
